As part of our commitment to keeping the community informed, we want to outline how business operations would work should the Old Packhouse Market move into community ownership.
The site currently operates through two core components; the café and food operations, and the market operations. The Hyland family, who have built and managed these successfully, have indicated their willingness to continue operating them for the time being.
This continuity is a significant advantage.
Our intention has always been to focus on securing the land and buildings during the fundraising phase. We do not have the capacity, nor would it be prudent, to simultaneously fundraise at scale and immediately assume responsibility for operating two established businesses upon settlement.
If the existing operators were not continuing, we would have needed to raise additional capital to purchase business chattels and assets, as well as put operational management structures in place from day one. That would significantly increase both complexity and financial exposure at a critical stage.
As happens in a normal commercial practice, a formal lease agreement will be entered into. As the property owner, the Trust would receive lease income in return for use of the premises. This provides a structured and predictable revenue stream to support ownership costs, maintenance, and responsible stewardship of the asset.
The roles of property owner and business operator are distinct but complementary. In many commercial settings, stable leases form the foundation that enables businesses to operate confidently while ensuring the asset itself is sustainably managed.
We are grateful to the Hylands for their willingness to provide operational continuity. Their cooperation allows the fundraising campaign to remain focused on securing the property, while the Market continues to function smoothly for stallholders, customers, and the wider community.
Community ownership is about responsible transition, clear agreements, and long-term sustainability.
